The hotel is operated by professionals, and every month they send you a report saying so. Occupancy looks reasonable. The market is "difficult". And the cash that reaches you is less than the asset should produce. You have no independent way to know whether you are reading performance or reading a story.
What we do
We act as your standing representative toward the operator: reviewing the monthly numbers against benchmarks and against the agreement, attending owner meetings on your side of the table, challenging commercial decisions in season and out, and tracking whether the operator is meeting the tests your contract actually contains.
What you receive
A monthly independent read of the operator's report, in owner's language: the few numbers that matter, what changed, what to ask, and what to decide. An annual owner's review of the relationship itself.
What we never do
We hold no relationship with the operator beyond representing you. No fees from them, no services to them, no softened findings to preserve access.
